APPLICATION OF INVESTMENT EFFICIENCY EVALUATION INDICATORS IN ANALYSIS OF THIEN QUAN MARINA PLAZA CAN THO PROJECT

The article focuses on applying investment efficiency evaluation indicators such as NPV (Net Present Value), IRR (Internal Rate of Return) and payback period in the financial analysis of the Thien Quan Marina Plaza luxury housing project in Can Tho city. Through the method of collecting data from project documents combined with synthetic and comparative analysis, the study has identified the relationship between financial and technical factors, thereby assessing the feasibility and sustainability of the project. The results show: NPV = 127,011 billion VND (positive), IRR = 18.41% and the payback period is 5 years, reflecting the efficiency and high profit potential of the project in the long term. In addition to financial efficiency, the project also meets the requirements of technical infrastructure according to current standards such as leveling, traffic, water supply - drainage, electricity and workers' housing. These factors are important foundations contributing to ensuring progress, implementation efficiency and conformity with the orientation of modern urban development in Can Tho.
